These Terms of Service ("Terms") govern your use of the RGV Estate Group website, including all city, intent, and calculator pages (the "Site"), operated by [YOUR LEGAL ENTITY NAME] ("RGV Estate Group," "we," "us," or "our"). RGV Estate Group is an advertising and content publisher. It is not a lead-generation service, referral service, or brokerage of contacts.

• RGV Estate Group is not a licensed real estate brokerage, real estate agent, mortgage lender, mortgage broker, financial advisor, CPA, tax preparer, or attorney.
• RGV Estate Group does not represent buyers, sellers, landlords, or tenants in any real estate transaction.
• RGV Estate Group does not negotiate, draft, review, or advise on any contract, offer, loan, or transaction of any kind.
• RGV Estate Group does not collect a visitor's contact information (name, phone, or email) and forward or sell it to any Featured Partner. If you wish to contact a Featured Partner, you do so on your own by visiting their website or using contact information they publish there — see Section 4.
• Any Featured Partner displayed on the Site is an independent business that has purchased advertising placement. It is not our employee, agent, partner (in the legal sense), joint venturer, or franchisee. We do not supervise, control, direct, or guarantee the work, licensing status, conduct, availability, or outcomes of any Featured Partner.

2. Calculator and Estimate Disclaimer

Any calculator, estimate, "purchase power" figure, qualification tier, or similar output on the Site is a directional, illustrative estimate only. It is not a loan pre-approval, pre-qualification, offer of credit, appraisal, or guarantee of any kind, and it is not prepared or reviewed by a licensed loan officer, appraiser, or financial professional. • You are leaving the Site, and these Terms no longer govern your use of that third-party destination.
• You are contacting that Featured Partner entirely on your own initiative. RGV Estate Group has not sent, forwarded, or otherwise supplied your name, email, phone number, or any calculator input to the Featured Partner.
• The content, claims, pricing, availability, licensing status, privacy practices, and legal compliance of any Featured Partner's website or business are entirely the responsibility of that Featured Partner, not RGV Estate Group.
• RGV Estate Group does not review, endorse, monitor, or guarantee the accuracy or legality of anything a Featured Partner posts, states, or represents on its own website or in its own communications with you.
• Any dealings, transactions, disputes, or claims arising between you and a Featured Partner are strictly between you and that Featured Partner.

5. No Responsibility for Featured Partner Conduct or Outcomes

RGV Estate Group sells advertising placement only and does not introduce, refer, or connect you to any Featured Partner. We are not responsible for, and expressly disclaim all liability arising from: the licensing, qualifications, conduct, representations, workmanship, professionalism, responsiveness, or outcomes of any Featured Partner; any transaction, agreement, contract, loan, or purchase you enter into with a Featured Partner or any third party; any dispute between you and a Featured Partner, including disputes over service quality, pricing, fees, refunds, or results; or any statements, advice, or advertising made by a Featured Partner on their own website, in their own marketing, or in direct communication with you.

6. Advertising Compensation, Not Lead Fees

Featured Partners pay RGV Estate Group a flat fee for advertising placement — visibility on a given city and category page for a set period. This fee is for the placement itself and is not calculated per contact delivered, per inquiry, or per transaction, and RGV Estate Group receives no compensation contingent on whether any visitor contacts a Featured Partner or completes any transaction with one. If you choose to sign up for an optional estimate email, that information is retained by RGV Estate Group only and is not shared with any Featured Partner — see our Privacy Policy.

7. Limitation of Liability

To the fullest extent permitted by law, RGV Estate Group and its owners, officers, employees, and contractors will not be liable for any indirect, incidental, consequential, special, or punitive damages, or any loss of profits, revenue, data, or goodwill, arising out of or related to your use of the Site, any calculator output, any Featured Partner, or any transaction you enter into as a result of using the Site — even if we have been advised of the possibility of such damages. To the fullest extent permitted by law, our total aggregate liability to you for any claim arising from your use of the Site is limited to $100.

8. Indemnification

You agree to indemnify and hold harmless RGV Estate Group from any claim, demand, loss, or damage, including reasonable attorneys' fees, arising out of your use of the Site, your violation of these Terms, or any transaction or dispute between you and a Featured Partner.
